We do not disclose the title services sales tax upfront on the LE as a separate item – it is rolled into the title policy amount because the system will not automatically calculate it.
On the CD we then separate them based on the invoiced amount. We have the option to mark it as “not valid” however when doing this it is pushing it into the zero tolerance section and requiring a cure.
Since the system won’t handle the fee properly, would it be better for us to just over ride the zero tolerance or what is your recommendation for handling this (we use Mortgage Builder)?
