Changed Circumstance – Appraisal

    Question: If we disclose an appraisal fee on the Loan Estimate and the appraiser notifies us that the cost will be higher because the manufactured home the borrower is buying is in one county and the land they own is in another county so the appraiser will go to two locations. Would this be an allowable change in circumstance that would allow re-disclosure and a reset of the appraisal fee?

    Answer: The situation maybe be a changed circumstance based on new information. In an ideal world you would have been aware of the two locations and the original loan estimate would have identified the correct costs. Document why you were unaware of the two locations and you should be fine.
