If an applicant has already been qualified for a loan, can we add another applicant? Is adding a applicant to any file considered a change of circumstance, or should the applicant withdraw and re-apply? Struggling with what is correct with Reg B vs TRID.

I think you could take either approach – amend the application or withdraw/reapply. In either case, make sure you get joint intent. And if you’re amending the application, I’d note when the co-applicant first requeseted to apply. I believe you could have a changed cirucmstance in the event any fees are affected and you need to redisclose.

If just amending application, do all early disclosure need to be executed or just redisclosure documentation?
